Is your broker licensed?
So you're in the market to buy or sell a home or maybe you're thinking of hiring a property manager. Maybe you got a recommendation from friend or did a search online and located someone you think will be great. Be sure to take the extra step of checking to ensure that the person with whom you've decided to work actually holds a current LICENSE to practice.
You should take this step even if you found your new broker on the site of major brokerage firm or some other real estate related website. It might surprise you to learn that a lot of firms take an inordinate amount of time to remove "inactive" agents from their websites. Other websites may never remove inactive agent information leaving the consumer vulnerable.
Protect yourself. Ask your broker for his or her license number (which, if they're following the law, was provided to you on the legally required "Working with Real Estate Agents" document upon first meeting. You can use that number, or if you don't have it, simply do a search with their name at the North Carolina Real Estate Commission website. If you can't find them there, be suspicious and call the Commission.

Winter Fire Prevention
Winter is a big season for fires for many reasons. Recently one of our tenants caused a small fire by unattended cooking. Another friend posted a FaceBook photo of a big batch of dryer lint she had collected from her vent. Thankfully, she caught it before it became a problem. One of the major causes of winter fires is simply us trying to stay warm.
Facts about home heating fires
- From 2008-2010, an average of 50,100 heating fires in residential buildings occurred in the United States each year and resulted in an annual average of approximately 150 deaths, 575 injuries and $326 million in property loss.
- Heating was the second leading cause of all residential building fires following cooking.
- Residential building heating fires peaked in the early evening hours between 5 and 9 p.m. with the highest peak between 6 and 8 p.m. This 4-hour period accounted for 30 percent of all residential building heating fires.
- Residential building heating fires peaked in January (21 percent) and declined to the lowest point during the summer months from June to August.
- Confined fires, those fires confined to chimneys, flues or fuel burners, accounted for 87 percent of residential building heating fires.
- Thirty percent of the nonconfined residential building heating fires occurred because the heat source was too close to things that can burn.

Have you checked your credit lately?
Identity theft is real and checking your credit is wise, whether you're planning to buy a house or not. Did you know you're entitled to a free copy of your credit reports every year? January is a good time to add this task to your calendar.
There are lots of companies out there offering "free credit reports" if you sign up for their monitoring service. But you don't need to do that, simply visit annualcreditreport.com. After answering a number of questions that will verify your identity, you will have access to all three of your full credit reports.

Temperatures are DROPPING! Don't forget that pets get cold, too!
Joni and Gregory are both dedicated dog-lovers. Given the upcoming cold weather, it seems like a good time to post about local ordinances for pet care. The following was posted earlier today on the New Hanover Sheriff's Office Animal Services Unit Facebook page:
"It shall be unlawful for any person to keep animals under unsanitary or inhumane conditions or fail to provide proper food and water at all times, shelter from the weather, reasonably clean quarters and proper medical attention for the sick, diseased or injured animals, as well as adequate inoculations against diseases, according to the species of animal kept."
What does that mean for pet housing?
"For the outdoor dog, if the temperature drops down into the 20’s or even zero, so long as he is protected from the wind and drafts and has good bedding, he will stay warm and snug. Few breeds of outdoor dogs need their living quarters heated. The most important thing is a dry, well insulated house protected from the wind. It should not face the cold north. In severe cold, an empty burlap sack or curtain should be nailed over the opening of the house and your pet will soon learn to walk under it. There are many types of housing but one that’s waterproof, preferably located next to a protected wall and away from the north winds is recommended. The floor of the house shouldn't be any lower than 3 inches from the ground. Bedding is an excellent idea, at least 5 inches thick, for your pet to curl up in. Old blankets, rugs or pine shavings are best, unless your pet is a chewer then pine shavings may prove a hazard to avoid."
